Buying Property in Cyprus

Tips on Buying Property in Cyprus …

If you’re buying property through an estate agent, it’s a good idea to find out as much information as you can.

For example, all estate agents are required by law to be licensed and have insurance.

A licensed estate agent is required to advise you of the bad points as well as the good ones about any property.

Make sure you don’t use one of the many non-registered agents and ask to see the estate agents license which must be displayed in the office. Legal estate agents are members of CREAA, the Cyprus Real Estate Agents Association.

Buying Property in Cyprus
  1. All Cyprus property is FREEHOLD so if you’re buying an apartment, you own a share of the land.
  2. Another benefit is that crude oil reserves and gas have been discovered off the South Coast of Southern Cyprus which of course is beneficial to the economy of Cyprus and also long term investments.
  3. Other benefits of buying Cyprus property include no inheritance tax and Cyprus is in the European Union.
  4. The legal system is based on the British system.

Agency fees:

The person selling the property pays the agents fees and you will pay a 1% reservation fee for the property to be taken off the market.


Mortgage in Cyprus:

The amount you need to pay for your deposit for a mortgage depends on your residency. If you’re a resident of Cyprus you can usually obtain a 90% mortgage which is normally repayed in 10 to 15 years.

Legal Fees:

Solicitor fees can be anything from £800. They’re normally 0.75% of the purchase price and as always, get independent advice but not from the lawyer of the developer.

Stamp Duty:

When buying property in Cyprus up to £100,000 the fee is 0.15% of the value. The fee then increases to 0.20%. This is paid when you sign contracts.


Transfer Fees:

These are charged by the District Land Registry Office when transferring property and registering it into the buyers name.

  • 3% for property valued up to £50,000
  • 5% for property valued from £50,001 – £100,000
  • 8% for property valued above £100,001

Once you have found a property you will be required to pay a reservation fee and when this is paid the property will be withdrawn from sale. Your lawyer then has up to 28 days to do the legal work and prepare a contract.

Don’t forget when you’re buying property in Cyprus it’s essential to have a good lawyer who speaks both English and Greek.

  • You also need to open a bank account in Cyprus so funds can be transferred for completion date.
  • When buying property in Cyprus, many people often use a local lawyer who has been recommended by the property developer. This is not such a good idea.

The best way of doing it is to take legal advice from a lawyer who has been recommended to you or take advice from someone who is entirely independent and not involved in the transaction. Do not sign any papers or hand over any money until you have consulted a lawyer.

You also need to open a bank account in Cyprus so funds can be transferred for completion date.

Lara Bay is known locally as Lara Beach and Turtle Beach. This is where the endangered loggerhead and green turtles lay their eggs.

The area is very beautiful with a very rugged landscape so it’s advisable to use a 4×4 vehicle if you travel to the Akamas Peninsula.  On your way visit the legendary Baths of Aphrodite and Lara Bay widely known as the breeding ground of the Greenback Turtle (endangered turtles).

Then onto the northwest peninsula, to the coastal beauty of Chrysochou Bay. Rest a while and bathe in the tranquil waters.

This is the most important of the religious festivals in Cyprus and Greece and a lovely time to visit the island.

The weather is perfect for sightseeing as it’s not too hot and there are lots of events to enjoy.

The International Pharos Chamber Music Festival

Cyprus : 13th International Pharos Chamber Music Festival

This is the most important annual classical music event on the island which attracts over 2.000 visitors every year.

This year’s Festival would not have been possible if it were not for the kindness of the participating artists.

They expressed their wish to show solidarity with the people of Cyprus by performing for a very small symbolic fee in order to enable the Foundation to reduce the price of the tickets even more.

Anthestiria Festival

Anthestiria comes from the Greek word anthos for flower hence the name of the festival.

The event is held every year during the month of May in cities, towns and villages across Cyprus.

The festival derives from the ancient festival held in Athens in honor of Dionysus the god of wine and fertility and is also the carnivals of souls, plants and flowers and celebrate the re-birth of man and nature.

As well as exhibitions, flower markets and shows the main focus of the event is on the flower parade which consists of beautifully decorated floats and it’s customary for people to follow the procession carrying flowers.

Main events are held in the tourist area of Yermasoyia in Limassol, in the old harbor of Kato Paphos and along Phinikoudes promenad in Larnaca.


Aphrodite Rally

26 May – 2 June 2013

This classic car rally which attracts locals and foreigners is a part of FIA Historic Rally Championship organized by the Cyprus Automobile Association (CAA) and sponsored by the Cyprus Tourism Organization.

Participants include drivers from all over the world including Cyprus.

Finikoudes promenade is full of Cypriot restaurants serving traditional food such as moussaka, keftedes and calamari.

When I first came to the island some years ago the waiters used to run across the main street of Finikoudes carrying trays of food to tables close to the sea.

Things  have changed but there are still many excellent restaurants in Larnaca and on the way to McKenzie beach.  Further  inland are the more traditional and affordable places to eat.

Famagusta, Cyprus

Famagusta ~ Varosha, Cyprus

Famagusta was once the island’s most popular tourist destination and is the capital of the district of the same name.

This town (Varosha in Greek), is now in the Turkish side of the Green Line and inaccessible since the Turkish invasion of Cyprus in 1974.

After the invasion the town was fenced off and now resembles a ghost town.

Before the invasion the town was compared to Miami beach with its beautiful golden sandy beaches and stunning scenery.

  • The lovely Othello Tower still guards the harbor but the beautiful St Nicolas gothic cathedral has been changed to a mosque.
  • The Greek Nobel poet laureate George Seferis loved the landscape of the island so much that he wrote a book of poems entitled Imerologio Katastromatos III.
  • Seferis also used his diplomatic position to try to help solve the terrible suffering of the island.

This beautiful area is full of Byzantine churches, rustic villages and hundreds of windmills making  this a truly enchanting area of the island.

Things to do in Protaras

There are a wide range of shops, nightclubs, restaurants and bars, so there’s definitely something for all the family to enjoy.

To the north of Protaras are the towns of Paralimni and Pernera.

  • Paralimni is famous for the three churches in the center of town and the church of the Panayia (Virgin Mary) contains an ecclesiastical museum.
  • Penera is more peaceful location great for those who enjoy swimming and a more relaxing holiday in the sun.

To the south are many villages such as Ayia Thekla which is famous for the church of the same name.

A little further south is Kapparis which is on the border of Turkish controlled Cyprus.

Getting Here …

Package holidays  to Protaras Cyprus usually arrive at Larnaca airport (LCA). Transfers from the airport usually takes an hour.

Taxis usually cost around €60-70 but it’s best to check with the driver. Ask how much it will cost before the journey starts.

The ‘Zinobia’ was a Swedish cargo ferry which sank at 2.30am on June 7th 1980 in Larnaka Bay.

Great for scuba diving around or visiting from Larnaca Marina which is one of the popular attractions in Larnaca.

Agios Lazarus (Saint Lazarus) Church

Agios Lazarus is one of the most visited attractions in Larnaca,  built by the Byzantine Emperor Leo V1 in the 9th century and restored in the 17the century.  The tomb of Agios Lazarus (Saint Lazarus) is under the sanctuary and there’s also a small museum of Byzantine art.


Larnaca Fort

On the way to Mackenzie beach is a 17th century fort.  Built in 1625, during the first years of British rule it was used as a prison. It also contains a small archaeological museum.

  • Kition Walls
    The city-kingdom of Kition was built in 13th century BC and rebuilt in around 1200BC by the Mycenaeans
  • Stavrovouni Monastery
    Built in 327 AD by St Helen mother of the Emperor Constantine the monastery is perched high on a mountain overlooking Larnaka. Regulations strictly forbid women entering the monastery.
  • Hala Sultan Tekke – Dromolaxia
    This is an important Muslim Shrine and Mosque situated at the famous Salt Lake near the airport.
  • Kamares (Just outside Larnaka on the main road)
    This is part of the aqueduct of Larnaka which was built in 1746-7 by the Ampou BekrPasa using mostly stones from Ancient Kition. The aqueduct was used until 1939.
  • Khirokitia
    The village dates back to 6800BC and is where the first people in Cyprus lived.
  • Lefkara Village – 40km from Larnaka
    As well as being beautiful, the village of Lefkara is very famous for its local handmade lace (lefkaritika) and for its silverware.
  • Angeloktisti Church (Built by the Angels)
    The church is just outsied the village of Kiti and is very famous for its mosaic. It was built in the 6th century and rebuilt 5 centuries later.

As the name suggests, the museum is based on the sea and the marine heritage of Cyprus from prehistoric times to the present. There’s a replica of a 4th century BC Greek trading vessel, the original of which was found off the coast of Keryneia.


Cape Greko National Park

A beautiful park with 36 different types of orchid species, crocuses and irises. A temple dedicated to Aphrodite once existed here and a nature trail links the area to the Aphrodite Cultural Route.


Paralimni

An unusual vaulted church dedicated to the Virgin Mary and decorated with unusual 18th century procelain plates. Sections of the church date back to the 13th century and house a small ecclesiastical museum.

After the occupation of Famagusta, by Turkish troups in 1974, the small town of Paralimni became the temporary administrative centre of the district.
